In the demo Upcoming Events: Articles – LatestModule it loads the Joomla articles.
Beside it as 2 3rd party extension The template supports EasySocial component with customized style to build Community / Forum page.

OK. If it’s stock joomla content, why is the quickstart package different from the demo? Aren’t quickstart packages usually clones of your demo (except for 3rd party apps)?

Quickstart contains the sample data (images ay different as sample) and comes with only standard English language with all Joomla content showing in demo.
I suggest you to install quickstart with sample data to get site like demo except 3rd party extension.
